Dunham Farm

This active adult community proposed for Dunham Farm will be in the vanguard of a movement known as Placemaking. The property, positioned near the base of Candlewood Mountain, has been in the Dunham family for over 60 years. The existing landscape speaks volumes about rural life within Connecticut. The landscape bears the marks of many generations of love and labor that dot the landscape.

The planning for Dunham Farm “fits” into the landscape without intruding upon it.

Today, the steep slopes of Candlewood Mountain pose similar challenges with regards to their development potential. However, it’s intrinsic value within an overall development of the site is quite different. And, in keeping with the practicality of generations of farmers, the meadows are the places most desirable for development. Moreover, these are the landscapes that embody the elements that are most cherished by retiring baby boomers, and in turn are the ones that must be planned and designed in a patient manner in order to incorporate the elements of the farm into a new village development. Those expected to become purchasers of property at Dunham Farm will place significant value upon history, texture, scale and natural environments. Retaining portions of the farm landscape for this project is in a mutual best interest. Equally important to a Placemaking approach are the relationships with the surrounding uses, land forms, and transportation network.

Shook Kelley was hired by Vespera to develop the vision plan for this new active adult community. Shook Kelley prepared a brand vision document and participated in public hearings and presentations, helping to obtain approval of the proposed zoning regulation amendment in order for the project to move forward towards the next phase of entitlement.
